Rental Score — Methodology

A measure of rental yield and rental demand.

The Rental Score reflects the expected rental yield relative to capital value and the depth of rental demand in the micro-market.

Inputs & weightage:

  • Expected rental yield
  • Rental demand depth
  • Tenant profile

Calculation principle: the score is produced by a deterministic model — the same inputs always yield the same score, with no randomness and no external AI generation.

Interpretation: A higher rental score indicates a project better suited to investors prioritising rental income over pure capital appreciation.

Limitations: Yields are indicative and depend on unit, furnishing and prevailing demand at the time of letting.
